Those dumps I was talking about are either 1 bedroom units in Waikiki that are pushing 30 years old, 1 bedroom dumps up along the North Shore, or one bedroom highrise units or two bedroom townhouses way way out in the boonies in Makaha (40 (???) miles from Waikiki .....)
The North Shore units don't include land and the monthly fees are (were) over US$600 a month BEFORE taxes, loan or real estate agent fees.
The Makaha units I think had monthly fees of about
$US400 and taxes of about $100 a month, but the land was included.
Some of the Waikiki units went from lease to freehold so the price appreciation now includes that cost, but some one bedroom units that were going for $80,000 are now well over that $300,000 mark and the rents haven't changed much at all (We paid about $1000 a month when renting on vacation for a unit about 20 years ago and when we went back the a couple of years ago the rent or a much better unit (large ocean view etc) was only $1600 a month...while the monthly fees have soared!
