Might pay you to read Malaga's comments again. You obviously don't get where Stockland sits. They have large landbank and are developing and selling newly developed land in new areas amongst other things. They are having to offer all kinds of incentives for people to buy new, and obviously build thereafter. Established homes in established suburbs are doing well. Research Stockland on their website and you may then not contradict yourself.
