If you hold today say $100 it is an outlay that you could put somewhere else instead.
IRR stands for internal rate of return.
It is telling you that for that outlay you are getting a rate of return per annum to get to the figure on the RHS.
Here it is again in roughly current price versus the implied final sale price (not a prediction of those prices,just what it would mean as a rate of return).
If you are expecting a higher end price, then you will be getting a higher rate of return.
