Hes talking about borrowing 90% for the purchase... but, of course, you have to calculate what the net costs of servicing the property and loans are each year also... but, beaza was using a quick generic example...
He is right... prior to covid, on average properties in Australia had pretty much doubled every 7-10 years... well maybe that was the stat to at least 2015 or so I recall...
But, of course there is risk on having the loan... plenty of people been sucked in and lost money on ' the next hot area' in Queensland estates etc... but, on average most grow in value
