    H1 ffo is down for stockland before a lot of residential settlements have been deferred to H2, i remember seeing this in their report. only the full year matters and SGP upgraded lower end from 34.6 to 35.1, so I don't think they'll have trouble meeting guidance (companies don't upgrade then miss, they miss when they keep on downgrading). CQR is paying 24.5c div this year, a lot higher payout ratio than SGP.

    SGP is just "less safe" because it's not a constant rental income shopping center. but shopping centers have no future, whereas residential only goes up in the long run. without question SGP is far better valued.
