Treat it like any other purchase in that you pay with a PC of a reasonable amount and then top it up ASAP

Yes it is true that 10% is not legally required but if it was your house for sale would you let it be sold on a $10.00 deposit?

The Agent does not get his hands on the money until settlement.

Talk to agents in your area, especially in country areas agents will sometimes get together and set standards that they want for that area, like not accepting ridiculous deposits
