Sorry kingpin I strongly disagree - capital gains is not the be all and end all, the ultimate is getting a rental income which allows the property to cost you nothing to hold. You can find some properties right now even in cities that will get you there or very close to that. If you are worried about holding costs increasing due to interest rates - fix at a rate you are comfortable with for as long as you can.
