I think you could add a few other negative elements for property to the outlook:

* Historically Strong Aussie Dollar (bad for exporters/manufacturing/ag)
* Many Australian credit cards maxed out
* Australian per capita private debt now higher than USA private debt
* Greece 99% chance of default.
* China's largest export market the EU completely stuffed.
* Unemployment in Australia on the rise
