PPOR wise, I've been renovating and can stay in my place for years to come. It's a 3x2 townhouse near Subi area and surplus to my immediate needs. I haven't looked at property market. It's tempting to look at investing in a smaller place with a view to renting this out, however it wouldn't be looked after by a tenant as well as I do and then it'd just have a tired appearance and I'd have to start doing everything up again.
I learned a lot from my builder/tradesmen by going through the renovation process, so that's been a good experience.

I'm approaching middle age so need to plan how I'm going to build wealth. I've got a lot of my net worth tied up in a single property (I need to diversify away from property in some regards).

banks are tied to the housing market but they have an extra protection, they are too big to fail.
i find bank shares can be better than renting... more fluid, less hassle and paper work, better yield... and you dont need large capital...
