I watch prices closely. Totally agree that the market is in a cooldown phase.
If you apply stock market TA to housing you will motice it predicts the housing market far better than the stock market! (applying to last ten years data).
A well known principle is that JUST before the crash comes the sudden rush with massive increases, then the hesitancy, followed by fear as investors try to get out with consequent crash in prices.
This is what is about to happen as investors see a plateau, sell to preserve gains, suppress price and cause a panicked exit.
Correction will typically be last years gain (ie 45%).
