I've been going to some auctions recently and talking to many of the agents.
Not so much because I'm thinking of buying, I just love real estate and like to keep a grip on market trends.
The main thing I'm noticing, is the change in auction audiences.
With Sydney and Melbourne taking a breather, it's no real surprise which demographic is starting to appear.
The biggest change though (which is yet to be fully digested and is catching the market napping), is the Scarborough Beach development. This is absolutely enormous and is already dramatically impacting property prices in the quality parts of South Scarborough and North City Beach.
