I think the first homebuyer market in Perth has not recovered and currently the market is quite subdued because of this....without the first homebuyer market involved those established FHB looking to sell their homes and upgrade out of this market into their second home are unable to do so, as there is limited demand. ie: there is no flow on effect....i don't think it will be long before the FHB market returns basically due to a shortage of rentals (6-9 months)......

That being said, the top end of the market in Perth is it's own beast and is absolutely firing.....

for what it's worth, anything within a stones throw to Fremantle will do well in 2009....IMO....it's been a long time coming but this port city has finally got moving. (unlike their footy side lol)
