Mindarie is an unusual suburb. As you well know it has a fantastic man made marina. A white elephant in its development time , with the developers going bust, prices plunged for blocks , then surged. Some real expensive stuff too.
When prices dropped a lot of folk who could not normally afford to live along the coastal strip bought there, and as values rose they sold out to have more money to buy elsewhere, like Kinross, Clarkson and reduce mortgages.Also those who loved living there sold and bought closer to the ocean. Result was that this suburb always has had a large number of houses on the market relative to other coastal areas. Good quality suburb , but always playing second cousin to Iluka, Quinns Beach - hence a little undervalued imo.
I recently sold a house there and had to discount - and that was soon after the peak. Rentals have stabilised and the summer period is always a good stimulus for this area.
Infrastructure is now excellent and lifestyle great. This suburb will find its place someday but was a little ahead of its time. When neighbouring, and expensive Burns Beach is fully developed it will really go well. Good LT hold -but to sell now you have to discount as there is good value closer to the city. Rentals there are fairly stable .
I got out as I saw a massive rise with the boom, felt time to move on as house was getting tired as some of the older areas are more than 20 years old+.
