There is another major issue that we, IMO, have to deal with Goldy. This is where "they" manipulate the price down significantly to take a major stake cheaply or manipulate it up to sell at a higher price. Largely applies to spec end but, in appropriate cases, can apply to the rest.
Certainly not what it was like in the good old days (not all that long ago)!!
