What is a fair way to value SGR?

1. Sum of market value of hard assets such as property after debt.
2. 10x annual Ebita.
3. Consider growth prospects.
4. Consider risks.
5. Consider management team and culture.
6. Consider soft assets, intellectual property.
7. Consider other intangibles.
8. Consider anything else relevant.

Some of this is maths, some of this is the vibe. I've seen many predicted share prices by end of 2024 or speculated take over offers.

The current SP severely undervalues stock. I expect the market cap to be much higher than it is now. Especially as the good news snow ball rolls.
