I hold a few property funds - RRT, MFT, OIF which all trade under their NTA.
It seems to be that their responsible entities trade at a premium whereas quite a few of the funds trade under what their assets suggest. Perhaps it has something to do with takeovers /mergers / being in the ASX indices.
They still keep paying rather large dividends.
