    Well I think the answer could be much simpler than you think. As a way of example, let's say I own the investment property with the value of $1mil and it is known that the property will be valued at $5mil in 5 years due to rezoning etc. Would purchaser pay $5mil now or wait and see if the value really goes up to $5mil? I don't know but I think the current owner would not sell for even $2mil now thinking "I am not stupid to sell at $2mil.." and the buyer thinking "I am not paying $5mil now not knowing 100%..." IMO PNV was the target during early days before our expansion. And may become the target once we get to our prime, or very close to it. Current owners of PNV are not willing to give up growth potential especially given current company performance, and any potential future owners are not willing to purcase potential future income stream at risk. Simples I think
