Population in the 12 months to 31 Dec 2008 has grown by 406,100
Of which about 1/3 is natural increases (they will not be buying a home of at least 18 years
and the balance made up through migration
So assuming the natural increases were around the same 20 odd years ago and 3 people making up this population increase per dwelling, that is around 135,000 new dwellings required
Based on ABS figures there are around 11,000 new dwelling constructions approved weach month or annually 132,000 new dwellings
about equal to the population growth
WHAT HOUSING SHORTAGE???
this is also supported by the fact that WA has continued to record the fastest population growth, while at the same time experiencing some of the largest falls in property values ovewr the last 2 years.
