Thanks for the insights - all your comments are on the money of course although I see one stock slightly differently.
NCK is not your traditional retail stock. To me they manufacture to order and garner these orders through a shopfront and saturation advertising.
I own a small quantity of NCK shares but no other discretionary retailers for pretty much the reasons you've espoused.
When people discuss Property stocks I never see much discussion on ARF (Arena) which I also own in a small way.
They build (mainly) Early Learning Centres and lease most of them to the State Governments. Their rental income, and along with it their distributions, have increased every year for at least the last six years and seem solid given the Government's general attitude to the concept of child minding support.
Nothing momentous here, just something to add to the general discussion.
