In my view this is what kills them. The self managed landlords are signing up but not in significant numbers. The last place I rented was managed by the landlord, he hired an agent to advertise and show the home, then did all the management himself.
Without being a must-have for agents, they do not have a viable business model. Luckily I didn't figure this out until I booked a $4500 profit getting in at 19c and selling near the top.
