Good post and interesting calculations as a potential (probable) investor in CTP they are certainly food for thought.
FYI on the tenbagsfull site there is a facts area for CTP which has the area as being 77m acres, which is apparently sourced from announcements. It doesn't make a lot of difference to the total, but it's a little better.
The point is also made that the JV terms aren't too bad compared to BRU and NSE.
