I'm trying to stay neutral here but I couldn't imagine renting as a first option. If you are young and ambitious chasing money or still unsure where you want to settle, rent by all means. [or the marriage getting a little rocky!]
But if you've found your spot, buy today if you can do so with a buffer. In uncertain times you don't need a forced sale. If your property drops a little in value, ride it out. I honestly couldn't give a rats if my humble home lost a nominal 40%. [I don't predict that] I'm not selling so the market value is immaterial.
