If I buy a car for $100,000 and I can only sell it for $30,000 the next day are you saying I have not lost money?
Reality is, you have lost money. You put down $xxx and that $xxx no longer holds the same value as when you put it down. This is why they call it 'crystallising' a gain or loss. You haven't crystallised it yet, but a loss it is.
Lets not even get started on opportunity cost.
