Every project would have a negative IRR in the early years if calculated like you suggest, what about the example I gave, it would have no income for several years, so using your logic ???? it would be a negative in the early years even if the IRR calculated over the life of the project was impressive. I am 100 % correct you are spreading misinformation to down ramp for your own purposes.
Redo the BFS with increased tungsten prices and higher grades, guess what the PROJECT IRR will be even higher.
