    does anybody have any thoughts on when this stock might once again trade over $1,and when we might receive dividends.

    yes, when a huge rights and consolidation takes place. then expect a divi paid out from your own money lol.

    recovery will only come after the thousands of european shops and industrial units that remain empty, find takers. for eg spain has a 7 yr inventory of empty new residential builds. in spain too, hundreds of industrial parks are just loaded with empty plots, empty units, roads with weeds and decaying builders rubble. it's going to be a while before there is an uplift but yes yes yes buy when there is blood in the streets but note there is still more blood to flow. s&p have downgraded property, held as collateral by spanish banks, by 45%. it is now spain, not greece that is in the firing line of financial worry. only buy aez if you believe this company will not be downvaluing it's portfolio big time and that it's rents remain sufficient to see it pay it's debts. a capital raising would help carry it over. is the risk worth it, one must ask ? nta looks good on paper now but data's relatively historic. what can one expect looking forward ? the mkt senses blood here but fortune favours the brave. only only only get involved if you believe aez will be able to manage it's debts by pulling in enough rent and be in a position to raise funds if needed.

    better bets elsewhere.
