    Perennial ...a life cycle of greater than 2 years, recurring... Jov... that pretty much sums it up...

    In 3 years, 5 or 20 years from now I could, once again, become bullish on Aus Resid/commercial Propty..

    As I said, its a state of mind at a particular time

    So how can it be foolish...you can change that state of mind...
