One point that leaves me wary is interest rates.
I agree with you that if interest rates go up people are going to get burn't bad. (You used this example in one of your other posts) But what are the chances of increased interest rates in the next 5 years or so ???? Using the example of Japan above has nothing to do with interest rates. Do you think interest rates are on the way up, this would surprise me reading your body of posts over the last yea or so.
