    As soon as i hit you property bulls with a bit of logic... you guys go all silent.

    The reason??

    THe majority of you guys don't have a clue as to what drives prices...you're all just working your estimates of future returns based on past performance.

    Not a smart thing to do..!!


    I would appreciate it if one of you would come up with any sane REASONING for growth over the next 10 years of approx 10%pa.

    Can you ?? I doubt it.
