Yes, what you have said is true....in the long term it does trend up.

I think the point most people are debating on this website is what will happen in the short to medium term, not 20 yrs from now.

In the short term housing is unlikely go up, so for a person interested in making money, why buy now when you can buy cheaper in the future. At worst, investors can hold off and buy in a few yrs at the same price.

Do you look at the news Mika? I would be more than a bit scared if I were leveraged even to a medium level at the moment.
