I have mentioned before one of my previous hats was as a licensed RE Agent and many people would come in the door and make a statement, I want to buy an investment property!
But when asked what was their investment plan they would say just give me the cheapest you have on your books
And 70 year olds who were buying for capital growth, when they should have been buying for cash flow
So I have been left with the opinion that about 60% of so-called investors in property were going to head for a disaster and should just leave their money in the bank
And then you get to the point of asking investors what return they get from their property investment and they quote the rent, but do not have a clue of the net return
And before any posts re the character of R E Agents
It is a chicken and egg question eg policeman turn into criminals in many cases because that is the world they work in same as RE where you have to deal with lying cheating clients all the time
