Perhaps loading up on debt that you can't manage yourself, with the assumption that you will always have a paying tenant to service that debt, is not the best idea?
A prudent investor sets something aside - be it cash, gold, some kind of buffer, whatever - for a rainy day. It's now a rainy day.
