    When something is yielding a measly 2.5% net yield why should there be a capital gain? It is already too expensive, the price needs to go down not up. A price increase could only be supported by very large increases in future earnings (i.e. rent increases).

    The discussion of fundamental valuations is pointless IMHO. The property market forgot about fundamentals a long time ago and prices now rely on speculation and the availability of credit.
