I sold my place and put the money in the bank.
Now I live in place with a harbour side view and I got an extra $15,000 a year to play with.
Property values still have a long way to fall before I will consider buying and forgoing cheap rent.
Look at it this way
$300 a week rent = $15,000 a year
3% rental return on investment (which is f-all)
capitalized = 15,000/.03
500,000
I might buy back in if the return is 5%
15,000/.05 = $300,000
a 40% decline. forget about capital gain. ask John Symonds (Mortgage Choice)
