But maybe this helps.

In order for a sale to be completed you need a willing buyer AND seller.
A lot of people assume that because a buyer won't pay the asking price then the price must drop.

This is wrong. A property has a value to the owner as well as the seller.

In a market like this there are few truely distressed sellers.
