Yes Mike it is more like a kennel. That is why I said based on the value per sqm comparing this particular example to the cheapest units here in Adelaide you are on par capital value wise. I have no idea what the value of that particular unit was 10 to 15 years ago before the continuous devaluation you have talked about - but it obviously was significantly more expensive at their peak for property than it is for our peak based on this example.
