Wondering about the concept of 'anchoring' -it seems there is often a property that has an outlandishly high price set and inevitively gets used to drag the rest of the properties up, or an initial unrealistic valuation set to make purchases think they have a bargain when settled at compromise.
Given all the emotion attached with purchasing, long story short, would you prefer to buy at auction? Sell at auction? What indicators are the most important to consider?
