Presentation can make a world of difference, if done well (tasteful). In a hot market it can mean up to 100% difference, even on a quick turn-around. The trick is not to over capitalize. In a cold market it can make the difference between your property siting unsold for months or sold in weeks. And while we're talking about presentation, don't forget the gardens. As the scientists are apt to say - 'nothing in isolation.' Yes, if your own furniture is inappropriate for the job, then renting furniture and art work to sex it up is a must do. It amazes me sometimes to see an otherwise well presented property with mismatched, ugly furnishings. You immediately drop circa 5% on that alone. Humans are very visual creatures. The guys love perfect fencing, which is well laid out, and good, functional stock yards. Even the gardens must be picture perfect. An oasis, if you will. When you come home after a hard day in the dust of the outback you want to see green lawns and well tended flower beds. The greening around the house is also a buffer against bush fires.
If you want to attain top dollar for your property - BE A PERFECTIONIST.
