Good on you octain its cheap to look at the town plan and should always be the first step before buying.
The local council is a wealth of information if you know how to dig it out.
Planners dont like talking to the public in general but they have to report the plan.
Used to cost about fifty bucks but is free now on most council websites i would imagine.
The crux of planning goes on even when they change planners.
Research is cheap sometimes .
