Slappi, a bank valuation gives me opportunity to access additional equity and re-invest. it's hardly BS worth nothing. sure i may not get $410k if i decided to sell, but as of yesterday i hold a valuation for $410k which allows me to do lots of things. I dont intend to sell so I dont care that a buyer may not pay $410k for it...but you'd rather put your $ in a term deposit...good luck to you
