    Slappi, how do you determine that something is over priced. if you again use the historice averages and look at the significant increases that have occurred overtime which based on its location, is more than justified. You would say the same thing about paddington or any inner city suburb that over the last 30 years has exploded in value. again using a statistic to value balmain is fraught with danger.

    And I find it hard that you can refer to mt druit and balmain in the same breath. Mt druit the next balmian/paddington.

    Balmain a slum 20-30 years ago. not sure you get those years but agian makes no difference.

    whether balmain goes up or down is dependet on a lot of factors. location is one and possible a prime factor and personally think would from a rental point of view be a good investment, at least better than mt druit.

    Slappi, dont tell me your think mt druit is underpriced in comparision and thereofre agood investment.
