Cabosan: In all seriousness, it sounds as though you have a very sound long term investment property.
Everyone-apart from Slappi-realises in the next few years interest rates will average lower levels while rents will continue to rise.
You often hear that a property cannot produce good cash flow and capital growth, however, this is not neccessarily the case.
Take advantage of lower rates and fix in the next 12 months, possibly for 7-10 years if you get the opportunity.
But in any case, if you continue to hold the property for the following 10 years it will definately provide a solid income stream in conjunction with strong capital growth.
