re: re:property will fall, you stuffed up! It depends on the situation regarding capital gains. Sometimes, you buy into a property/street that overnight becomes hot! I figure that sometimes, the 100k pure profit is better than 200k profit after a wait of a few years. Take the cash, move onto the next adventure.

Others times, I fix then rent out for five odd years to minimise the capital gains, other times, I move in and sell the one I am living, just depends on the situation at the time.

The one I sold, making a hundredk profit after a month was put on the market too cheap by the previous owners. They needed to sell up fast as they were moving over seas, cause they needed the cash. It was a real good buy. I keep a close eye on the market.
