    What you say makes some sense. There are many factors to be considered. The BB effect is one that is unprecedented in history and therefore many are making guesses about the effect as the BB bubble moves through the age demographics. (I am a 'youngish' BB myself - 56 drop).

    We bought our RE in Brisbane for the much better than Sydney rental returns but have been pleasantly surprised by the CG.

    I believe a similar effect to that you describe is being felt here on the NSW Central Coast. I am continually astounded by the amount of new development. Ocean view apartments are now at the $1m plus level.

    The boom on the CC is further fuelled by the fact that young couples can no longer afford to buy into the Sydney market and essentially have a choice of buying further and further West or on the CC. If you know Sydney you will know which choice most would make.
