    Buy smart not hard.

    Buy the worst house in the best street, in the best suburb you can afford.

    Don't over capitalise.

    Don't over renovate.

    Don't buy on a busy road.

    Don't buy expensive flats, units, the like.

    Spread your investments over shares, housing, super and others.

    Don't be conned.

    Yes, of course you will make money.
