    nice kick in the guts, accepting a compliment but then having it ripped away from you.

    my thoughts are that both the sharemarkets and property are overvalued with probably a few years of flat returns but we also need to take into consideration the flow of moneys out there and the fact that this money needs to find a home.

    when the stock market tanked in 1999 significant funds left the stock market and found homes in property. then in 2003 when property peaked, this money (or equity from property) started finding its way back to the sharemarket and we saw the sharemarket rise 40% in no time at all.

    i suspect that some money will start leaving the sharemarket with its current volatility and with some property already coming off 10-20% over the last 18 months, there will be some flow back into property. 2 0r 3 more years of flat growth in property and I'd say we can expect double digit rises again.
