    In terms of informative data, this is one of the best threads on the HC property forum.

    I must say though, the whole bear vs bull argument is getting very tiresome.

    Although I have no evidence to back up this claim, I suspect that those who remain bullish are those who own investment properties or mortgaged properties at the moment, and those who are bearish do not (or are moving to sell their holdings) - because of course, as much as we try to remove ourselves from our emotions, they generally play a strong role in our investment decisions.

    From my own point of view, I am bearish on property, simply based upon the data. Falling clearance rates, falling prices, falling loan volumes. This all points to a market in decline and I see no reason for this trend to reverse and I expect it to gather momentum. I also do not own residential property (hence by my own logic I also have a vested interest in property falling).
