no sense at all to invest in rental market..yields of 3% (if fully occupied)...plus risk of a price fall....
compared to cash deposits of 4.5% and yields on some blue chips such as banks of 4.5% to 5.5% (you can cover against fall by puts if you want) or notes such as JUPPA of 8%, this type of property investment makes no sense whatsoever.
stay in cash. limit property investment to your own home and maybe one rental property at 60% gearing, and (if you must invest in shares at all)be overweight in gold silver and you will still be an investor in 12 months..
the overgeared investing into an overheated market will not be here!!!!!!!
