UT, did you look at advertised prices or did you look at what they settled for?
I owned a block in redland bay which is a top performer in QLD and there is a massive difference between advertised prices and settlement prices
I used to laugh at the advertised waterfront 500m square, $14 million block just around the corner from me. When similar blocks were settling for 400k during the GFC - 100k below their purchase price
it was nothing to laugh though, trying to offload mine
