Suz73, You are spot on.
A few of us have been beating the drum about Australian property prices. Then, as you pointed out there are the insuarances and taxes, stamp duty, estate agent and accountants fees etc etc...
The whole thing is a major bubble, just like the dotcom bubble where everybody got a cut......
until it popped!
