Suz sounds like you need to keep away from property investment. Personally i've found property to be by far the best investment of all since 2004 and right thru the GFC.
In a nut shell, have a strategy, stick to it and keep a away from the spruikers and snake oil salesmen. If you pay too much for property you'll go nowhere. Just my 20c worth.
